As of Feb. 24th, homes and properties in Sandy, OR are seeing a median list price of about $240,000. The median list price per square foot is staying at a consistent rate of $140 per square foot. The average days on the market are about 180 days, but we are seeing a strong decrease in this trend. Given those trends, Sandy homes are at a buyer’s advantage. Horse properties and homes on acreage in Sandy, Oregon remain in the upper pricing quartiles of the market.
This week we are seeing an upward trend in the inventory of residential real estate listed for sale. Many of these homes are in the lower pricing quartile of homes offering working class families solid housing options. these value priced homes currently have a median price of about $190,000 and are about 1,500 square feet. Even though we are seeing a rise in the number of homes for sale, it does not necessarily mean the market is weak. This gives buyers a great opportunity to see more homes as the selection of homes increases, allowing buyers to find just the right home for their family. As home owners sell off their existing homes which may fall into the lower quartiles we may see an increase in activity in purchasing of upper quartile real estate and homes on acreage.
